Lifting and Sealing for Lasting Protection
Challenge
When the homeowners of a Mississauga property noticed their side and back walkways beginning to settle and pull away from the house, it quickly became more than a cosmetic concern. The once-level paths had shifted unevenly, creating dangerous tripping hazards in areas of the home that saw daily foot traffic.
Beyond the immediate safety risk, the changes posed a serious threat to the home’s foundation. Rainwater was finding its way into the gaps between the walkways and the house, pooling against the foundation walls and increasing the risk of soil erosion and basement dampness. Left unaddressed, these issues could lead to costly foundation repairs, unstable walkways, and ongoing maintenance headaches. The homeowners were understandably frustrated—they wanted a safe, functional, and aesthetically pleasing exterior, but they also needed a long-term solution that would protect their investment.
Solution
Canadian Concrete Leveling implemented a comprehensive two-step restoration plan designed to address both the immediate hazards and the long-term durability of the property. The first step involved lifting and leveling the concrete using high-density polyurethane foam. Our team carefully injected the foam beneath the sunken slabs through small, strategic entry points. As the foam expanded, it filled the voids beneath the concrete and lifted each section back to its original height. The result was instant: the walkways became smooth, level, and safe, with the tripping hazards completely eliminated. This process not only corrected the visible issues but also reinforced the ground beneath the slabs, reducing the risk of future settling.
After leveling, we focused on protecting the property against future damage. We applied premium crack and joint sealant along the perimeter where the walkways met the foundation, creating a flexible, watertight barrier to prevent water from seeping through and causing erosion or basement dampness. The control joints across the back patio were also treated, safeguarding the concrete against Ontario’s harsh freeze-thaw cycles and preventing weeds from growing in the cracks. This thorough approach ensured that the repaired walkways would remain stable, durable, and low-maintenance for years to come.
Results:
The transformation was remarkable. The walkways are now fully stabilized, safe, and visually seamless, complementing the home’s exterior beautifully. More importantly, the homeowners gained peace of mind, knowing that their foundation is protected and the concrete will hold up for years to come. This project demonstrates the value of professional concrete leveling—not just as a cosmetic fix, but as a smart, long-term investment in safety, stability, and durability.
