This busy apartment complex in Etobicoke, Ontario was facing significant safety concerns due to uneven concrete walkways and sunken sidewalks throughout the property. Over time, natural soil settlement and void formation beneath the slabs caused trip hazards, deep pooling areas, and uneven surfaces along entrances and garden paths. In a residential community with many seniors and families with children, these trip hazards and drainage issues were not just an eyesore—they were a major liability. The uneven concrete increased the risk of slips and falls, made everyday navigation difficult, and created ongoing safety and accessibility concerns. Solution
To restore safe, level walkways without full concrete replacement, our team implemented a non-invasive two-part polyurethane injection concrete leveling system. This process involved drilling small, strategically placed access points and injecting a high-density, expanding two-part polyurethane material beneath the slabs. As the material expanded, it filled voids, stabilized the underlying soil structure, and gently lifted the concrete back to its original elevation with precision control. This method effectively corrects sunken sidewalks and uneven concrete surfaces while maintaining the integrity of surrounding areas, providing a durable and long-lasting repair solution.
Once completed, all walkways were brought back to a flush, even surface, immediately eliminating trip hazards and improving overall accessibility throughout the property. Residents were able to safely resume use of the pathways right away. Property management benefited from a cost-effective alternative to full replacement, avoided the disruption of heavy excavation equipment, and significantly reduced long-term liability risks.
