Safe, Level, and Durable: Restoring a Commercial Sidewalk
Challenge
A commercial property was facing significant settlement issues with its exterior concrete sidewalk, resulting in hazardous and unsightly conditions. Several slabs had sunk by multiple inches, creating uneven surfaces that posed a major trip hazard for employees and customers at the building’s primary access points. The settlement also left a noticeable gap between the sidewalk and the building’s exterior brickwork. This opening allowed rain, snow, and runoff to flow underneath the walkway, washing away supporting soil and forming voids beneath the slabs. In Canada’s harsh climate, repeated cycles of freezing and thawing exacerbated the instability, further shifting the slabs and compromising the integrity of the entire paved area.
Solution
Canadian Concrete Leveling addressed these issues using a high-density geotechnical polymer injection process. Small, non-invasive injection points allowed the team to fill the underlying voids and lift the slabs back toward their original position. This process eliminated tripping hazards while restoring a uniform and level appearance to the sidewalk.
After stabilization, a premium-grade crack and joint sealant was applied along the gap between the sidewalk and the building’s exterior. This durable, flexible, and waterproof seal prevents water from penetrating the sub-base, halting the cycle of erosion and protecting the walkway from future settlement.
The project restored a safe, visually appealing walkway while minimizing disruption to the business’s daily operations. The combined approach of polymer injection and protective sealing ensures long-term stability and enhanced resistance to the elements, providing peace of mind for property owners and a safer environment for all visitors.
