Leveling the Ground: How We Solved Severe Driveway Settlement
Challenge
At a residential property in Ancaster, significant soil settlement had caused the concrete driveway and garage threshold to shift and sink. One slab had dropped 1.5 inches below the surrounding surface, creating a trip hazard. Large cracks had formed across the driveway, and a deep gap appeared at the expansion joint where the driveway meets the garage.
Tear-out and replacement wasn’t practical or cost-effective, as it would create noise, debris, and require extended curing time. The homeowners needed a fast, permanent solution that would restore safety and protect their property.
Solution
Our team used a high-density polyurethane injection system to lift and stabilize the settled concrete without demolition. Small access holes were drilled in the affected slabs, allowing the material to flow into the voids beneath the driveway and garage floor. This re-compacted the subgrade and provided precise hydraulic lift, restoring the slabs to their original elevation and eliminating trip hazards.
Next, we applied our Premium Crack and Joint Sealant to seal the cracks and expansion joint, creating a watertight barrier to prevent soil erosion and future water damage. Because the polyurethane cures within minutes, the driveway was ready for immediate use.
By choosing concrete lifting and professional sealing over full replacement, the homeowner achieved a safe, level surface quickly and at a fraction of the cost. The repair was minimally disruptive, highly effective, and provides a long-lasting solution that protects both the driveway and the home’s foundation.
