Garage Threshold Leveling: Etobicoke, Ontario
Challenge
At this Etobicoke property, the concrete slabs at the garage entrance had experienced significant settlement over time, creating a pronounced vertical “lip” between the driveway and the garage floor. This uneven transition was more than just a surface defect—it had become a functional and structural concern. During periods of heavy rainfall, water was pooling directly against the garage door and foundation due to the reversed slope, increasing the risk of water infiltration, interior flooding, and long-term moisture damage. In addition, the sunken garage threshold created a clear trip hazard and made vehicle entry and exit less smooth, placing added stress on both the concrete and surrounding subgrade.
Solution
To correct the issue without the need for full concrete removal, our team implemented a precision polyurethane concrete leveling system. Small access points were drilled through the affected slabs, allowing us to inject a high-density, expanding two-part polyurethane material beneath the concrete. As the material expanded, it filled existing voids in the soil, stabilized the sub-base, and provided controlled lifting force to bring the slabs back toward their original elevation. This process directly addressed the underlying cause of settlement by reinforcing the ground beneath the structure rather than simply treating the surface.
Through careful, real-time monitoring of the lift, we successfully eliminated the height differential between the driveway and garage floor, restoring a smooth and level transition. The drainage was also corrected, ensuring water now flows away from the structure as originally intended, reducing the risk of future moisture issues. Because the polyurethane reaches usable strength quickly, the homeowner was able to resume normal use of the garage—including parking vehicles—the very same day, with a permanently stabilized and improved concrete surface.
